Realtors are marketing their services and track records almost everywhere these days. For most of us, buying and/or selling a home only happens a few times in a lifetime, so being educated from the start could save you thousands of dollars. Q – What is it about your brokerage that makes you stand out above the rest?
A – First, our name says it all. Every customer is unique and we provide a Custom experience for each individual client. Traditionally a real estate brokerage in this area will charge a seller client anywhere from 6 to 7 percent of the sale price of their home. Typically that total will be split evenly between the listing brokerage and the broker representing the buyer in the purchase. A – The ability for agents to market listings is almost the same across the board. We believe that the MLS (Multiple Listing Service) is the best place to start. Once your property is listed there, it becomes syndicated and will appear on Realtor.com, Zillow, Trulia, and hundreds of other websites. It has been reported that at least 90% of home buyers start their search online. That statistic is the most important marketing stat out there. Technology has changed our industry! We have replaced paper flyers with HD video. We have replaced marketing listings in real estate books with marketing via websites. The fact is, technology has made marketing a listing almost effortless. Don’t be fooled by agents claiming that they sold a home or went under contract in one day, or two days. Homes that are priced right will sell that quickly despite who is doing the marketing.
Q – What other advice or opinions do you have for those considering selling their home?
A – My favorite service that we offer is the ability for a client to cancel a listing agreement, any time for any reason without penalty. I write this in every listing agreement! There is nothing worse than realizing that you hired an agent that will not return your calls or ends up being inexperienced. The fact is that all listings are held by the Broker, not the agent. So if an agent tells you that he/she can match our way of doing business, get it in writing. The public should know that real estate commissions are always negotiable between the broker and the client; there are no set or predetermined commission rates established by the industry. Interview at least three agents before making a decision. Whomever you choose to represent you will be responsible for providing you market comparables, marketing your home, negotiating any offers, and facilitating the transaction from contract to closing. Remember, don’t be fooled by agents’ claims of quick sales! The market is hot; any home priced right and marketed on MLS shouldn’t have a problem selling within a reasonable time frame.
